Membership Update October 6, 2020

Hello Members,

I wanted to share our plan for Arbor clearances this winter. Clearances include trimming trees back from houses, roofs, gutters, and sidewalks. We have a budget for approximately 1 hour per unit. This will vary, as some will be done quicker, and some will take longer. We also must budget for the removal and disposal of the debris that is removed. If there is time leftover Tom will work on the clearances in the common areas. But for this year, unit clearances will be the priority.

Here is the schedule we have developed and will make every effort to follow. There is a possibility of inclement weather or emergencies disrupting this schedule, but we are going to do our best to keep to this plan:

**Please note: If you require temporary fencing it will be the responsibility of the member and a Home Improvement Application will need to be submitted prior to installation for approval.

TIPS and REMINDERS

  • All items must be loose in the bin; please do not put recycling into bags and then into the bin unless it is a ‘bag of bags’. In that case, all stretchy plastic bags can go into a single plastic bag and tie it closed (ie. grocery bags, sandwich bags, Ziploc bags, freezer bags, bread bags, dry cleaner bags, plastic overwrap, saran wrap, bubble wrap)
  • Glass jars/containers can go in the recycling bin as long as they are cleaned/rinsed out first
  • Cardboard must be broken down prior to going in the bin
  • Styrofoam egg cartons, packing chips, food containers, etc are NOT accepted (even if they have the recycling symbol)
  • If you are able to ‘crush’ larger plastic bottles (ie. step on them) they may fit in the slot easier
  • Maintenance will be making sure that all of the recycle bin lids are open for easier disposal

REMINDER OF HOUSING CHARGE INCREASE

Housing Charges will increase by $5.00 per unit, per month, effective November 1st, 2020.

The *NEW* Housing Charges, starting on Nov 1st, 2020, will be as follows:

  • Two Bedroom                   $889
  • Small Three Bedroom     $919
  • Large Three Bedroom    $942
  • Four Bedroom                   $966

If you are on auto-debit, the increase will be done automatically. 

If you pay by cheque or money order, please ensure your payment is in the office before the 1st of each month.

Cash payments are not accepted.

MEMBERSHIP APPLICATION PROCESS

As approved by the SMHC Board of Directors in September 2020, applications for membership in Sarcee Meadows Housing Co-operative Ltd. will now be accepted at any time.  This is a two-part process; completed application forms will be held in a queue until such time that the Waiting Lists need to be filled.

We are not able to estimate the wait time for a unit.  Submitting an application does not guarantee a place on the waiting list.

Completed applications are to be returned to the office along with all required documents as outlined on the application form.  Only complete applications with all required documents will be accepted.  Applications will be date and time stamped and held in queue in the order they are received.

Applicants are required to check in with the SMHC office once a year or they will be removed from the queue.

We charge a non-refundable application fee of $30.00 payable by cheque, money order, or debit, please.  We do not accept cash.

Qualifying for the Waiting List

Applicants will go through the qualifying process as required to keep the Waiting Lists full.  Applicants must pay an application fee, qualify financially, meet the best use of space requirements, and have a good credit check.  (Qualified applicants must have a satisfactory credit rating.  Applicants who have declared bankruptcy may only apply after the bankruptcy has been completely discharged.)

Qualifying applicants will be sent an information booklet and will have one month to call and set up an interview.  After a satisfactory interview, applications will be brought to the Membership Committee for approval to be presented to the Board of Directors for final approval.  Applicants approved by the Board of Directors will be placed on the waiting list in the order their application was received.

Prospective members on the Waiting List must check in with the SMHC office every six months to keep their position on the Waiting List or their names will be removed.
